Trust Deed Investing – Why Now?
The recent real estate market correction was somewhat predictable to many of those involved in the lending business. As we saw it; too much availability of funds to too many unqualified borrowers made what was once only considered a possibility a very grim reality.
Needless-to-say, a difficult correction was in order, and that has impacted our market to this day. As a result opportunities have now materialized which have not existed for us in many years. Here are three arguments in favor of investing in Trust Deeds at this time:
1. The real estate lending process has already become far more stringent as banks attempt to extricate themselves of their past doings. As a result; the new qualification standards required by traditional mortgage providers have left a substantial group of qualified borrowers on the outs, and in need. What we see is an open door for Trust Deed investors to fill this gap and position themselves for healthy returns year-over-year.
2. The borrowers who are coming through our door these days are savvy real estate investors that buy the right properties at below market rates. They are themselves risk averse, and choose wisely from the glut of real estate available. They present better credit ratings than most lenders of our type have historically required, and the wise investor who backs these entrepreneurs will have a greater chance to see their loan pay and mature with a diminished likelihood of default.
3. Given the poor performance of many of the private mortgage funds and pools in the last few years, we believe that the opportunity here at Liberty First Financial to simultaneously offer diversification and the right to choose one Trust Deed transaction over another is very powerful for the investor.
