Credit qualified borrowers have historically opted for lower rates found at banks and other “A" paper lending institutions. In recent years; as banks began facing a credit crisis and lending criteria hardened; many of those better qualified borrowers have come to private money lenders out of necessity. For these borrowers we, at Liberty First Financial, offer flexibility in underwriting, and approval on loans that larger institutions will not.

 

As Private Trust Deed lenders, we make every conceivable effort to pursue only those transactions that offer stunning equity protection. Unlike banks, that use a borrower’s outstanding credit rating as the overriding factor in their lending rationale; we prefer to lay our trust in a lower loan to Value ratio in order to ensure the protection of the loans we make. This prevailing business axiom practiced by our firm has proved itself to be fortuitous in recent years as credit markets have fallen.

 

For the Trust Deed investor, a favorable Loan-To-Value ratio has now been enhanced by the improved quality of today’s borrowing customer, (when compared to the typical private money customer of the past several years). By and large, we are seeing better articulated exit strategies from the post credit crunch borrowers who bring solid equity, solid credit and a documented income history to the transaction.
